“Property Watch” Registration
The Bureau of Conveyances is launching a new online service for customers to receive emailed notifications when a specified name is noted as a party in a recorded document.
This notification program has been established as an attempt to detect fraudulent recordings. Please note that this system will not prevent fraudulent recordings from occurring.

The data notification generated by “Property Watch” is deemed reliable, but it is not guaranteed.
Due to the nature of this technology, you could receive duplicates or ‘false positives’ in the results. For example, if you are monitoring recording activity for a name such as ‘John Smith’, there is a strong possibility that you will receive notifications regarding documents for other individuals also named ‘John Smith’. It is also possible that “Property Watch” would not return accurate results for a name on which you are searching such as where there is a typographical error on the public record itself or in the your entry of the search terms. For example, if ‘John Smith’ is entered into the public record as ‘John Smth’, you would not be notified of that recording activity if you only requested notifications for ‘John Smith’. The “Property Watch” system is entirely automated, so only you can determine the relevance or accuracy of the match when you receive your results.
Your registration for and the use of the “Property Watch” service constitutes your acknowledgment and acceptance of these limitations. Furthermore, by using “Property Watch”, you acknowledge and accept responsibility for determining whether any further actions may be needed on your part based on the notifications received. By registering for and using “Property Watch”, you also agree to indemnify and hold harmless the Bureau of Conveyances and the State of Hawaii harmless for any issues that may arise in connection with your use of the service.
